What specific steps do you use to help your customers find the best home loan for them?
Placing my clients into the best home loan involves two very specific skills; listening and communication. Although it sounds simplistic, listening is the most important part of the job when in an advisory role. Therefore, the initial steps in any mortgage consultation with me involves several expletory questions that give the homeowner(s) a platform to express exactly what they wish the outcome of this transaction to be, and how it would affect their lives. After the facts are in, it is equally important to clearly communicate loan details and the mortgage underwriting process to set proper expectations. Whether or not this process results in a successful loan placement, that homeowner(s) can feel confident they've had a thorough, professional mortgage consultation.

Tell us about a mortgage product that consumers may not be aware of?
Those looking to purchase a home with no down payment required may find a perfect opportunity through financing guaranteed by the USDA (United States Dept. of Agriculture). This increasingly popular program is intended for mid- to low-level income homebuyers choosing properties in eligible "rural" areas, as defined by the USDA. What few people realize is how much of any state the USDA may consider "rural" for the purpose of this program. The volume of eligible properties in these areas is huge! With no down payment required and interest rates comparable to FHA financing (i.e., really low!) this is the best program out there that few people have ever heard about.

What 2 or 3 mobile apps would you recommend for home buyers or house hunters, and why? What Smart Apps do you recommend your customers use for the house hunting process?
My top 2 recommendations for mobile apps: (1) SAWBUCK. This real estate app allows homebuyers to search by zip code in a user-friendly neighborhood map view, and filter homes for sale by price, type, and # of bedrooms. It also allows you to see what has sold by linking up to MLS data and (2) the "JOE ROUMELIS AT GUARANTEED RATE" FACEBOOK BUSINESS PAGE. What do you enjoy doing most in your spare time when you are not helping people with their home loans?
As a father, my wife and I enjoy watching our two kids grow up and explore the world around them. Nothing else can quite live up to quality time with family. But a close second goes to playing sports with friends when time allows. It's a well-known fact that every guy playing Sunday morning softball is just trying to stay sharp until that baseball scout who passed him up in High School happens to stop by one day and hand him a contract. And when he does, you know I'll be ready.

Tell us something that makes you unique or something wacky, yet interesting about you?
My first love is marine biology, I've given lectures to passengers on cruise ships about sharks (my personal favorite), I've been scuba diving to depths of 100ft, and I have a Master's Degree in Marine Affairs and Policy. One could say I enjoy the ocean.
