About Erin

Erin Pearce, a Colorado Native, spent her early years learning the ins and outs of the mortgage industry from her mother. At the young age of 17, she jumped in feet first, to her first job in the mortgage industry as a Junior Loan Processor, Closer, Underwriter, Assistant Manager, manager of an $80 million warehouse line for a small mortgage company, a Compliance Trainer and making her final stop in Sales. Erin has spent her years becoming an expert in niche programs that Guaranteed Rate has to offer, to help anyone from the First-Time Homebuyer with FHA and Grant programs, Veterans in VA loans, Rural buyers in USDA loans, and new home builders to name a few. During her 15 years in the mortgage industry, she has learned that there is no such thing as "typical" or "normal" when it comes to a loan transaction. Every transaction is unique and has different financial needs and problems to be solved. To help keep up with the times and assist in smoother transactions, we utilize a paperless document system that uses electronic signatures and TransferSafe for secure uploads of clients documentation. This gives the borrowers 24/7 access to their files in our system and they receive emailed notifications upon every milestone completion on their transaction. We feel communication is the key to a good transaction and our team will be in constant contact with all members of the transaction, including agents, throughout the entire transaction. The mortgage business, like an business really, isn't about money; it's about the trust which is developed. Erin's goal is to deliver a "Red Carpet" experience, so when the transaction is complete, she will have earned your trust and your referrals.

How long have you been in the mortgage business and what inspired you to get into it?
15 years. I love to problem solve and each day is a new adventure.
Who is your typical customer and what questions do they typically have?
FirstTime Homebuyers. They like to know how the process works from beginning to end and how they can get into a property with as little money down as possible.
What specific steps do you use to help your customers find the best home loan for them?
I inquire about the ultimate goals. Is it finding somewhere to live in the short term or is it somewhere to live in the long therm. Getting down to the nitty gritty and figuring out how much money they would like to contribute to the transaction. Those questions alone will narrow down the options.
What advice would you give new or first time home buyers?
Be open and honest about everything. Be willing to have an open mind to learn a lot of information that will take you far in your financial future. The process can be difficult to understand but no question is a stupid question.
Tell us about a mortgage product that consumers may not be aware of?
3% Fannie Mae HomeReady is a great product for First Time Homebuyers. They have competitive rates and mortgage insurance rates compared to a FHA 3.5% down product.
How has the mortgage industry changed since you started, and what would you expect in the future?
I have seen this industry come from typing a loan application on a typewriter to being able to do it all electronically. I have also seen it come from giving a loan to anyone who could fog a mirror, to the truly qualified. I would hope to see the entire process be completely paperless. We are 75% there, so I am truly hopeful.
What part of the home loan process do customers find most difficult and how do you help them through it?
The repetitive request for documentation. It is all about setting expectations and making yourself available to explain why it is needed.
What resources could you recommend that borrowers use to learn more about the mortgage process and how to ensure a successful home closing?
Family and Friends. Talk to someone who has gone through the process themself and ask them who they worked with for the mortgage process. Call that lender and ask as many questions as you possibly can!
What provides you with the most satisfaction in your job as a Loan Officer?
Helping clients achieve one of the American dreams in owning a home and seeing the smiles on their face when the last document is signed at closing. That alone turns the client into the ultimate referral source that builds a business.
What do you enjoy doing most in your spare time when you are not helping people with their home loans?
I love spending time with my daughter and my husband. The dream of camping every summer is what gets me through the cold winters! I have taken up running so it is my ultimate goal to run a full marathon. It is a meditative time of my day that is between me and the pavement.
