How long have you been in the mortgage business and what inspired you to get into it?
18 years. Helping people transition from renters to buyers has always been my inspiration!
Who is your typical customer and what questions do they typically have?
My typical customer is a friend of a friend, or a family member of someone that is sick of renting. Their typical question is always a loaded one: "how much do I qualify for"? There are SO many factors that go into that answer. And I go over each one of them!
What specific steps do you use to help your customers find the best home loan for them?
Finding out how much they "feel comfortable" paying, and not just "how much they can afford. There is always a huge difference!
How long have you been in the mortgage business? What awards have you won?
I've been in the business for 18 years. I've made several companys' "Chairman's Clubs", "President's Clubs", and more importantly, I've been selected as one of the top 1% loan originators every year since 2012 by "Mortgage Loan Originator", the industry's popular publication.
What are the pros and cons of a fixed rate mortgage versus an adjustable rate mortgage (ARM)?
There is more Security in the 30 year loan, but some people choose an ARM, as they realize that this home will not be very permanent. They are rewarded with a lower rate on an ARM.
Tell us about a specific challenging borrowing situation and how you got the mortgage closed and funded.
I had a super Jumbo borrower with my preferred builder in southwest Broward County, and his credit scores had dropped during construction to below a 580, by no fault of his. I researched, and called nearly every portfolio lender on our list, and found a solution through one of them. I placed this borrower with them, with the confidence that this borrower would truly be an asset to their mortgage pipeline. No other bank on the planet, it seemed, wanted to give this guy a chance, and I impressed the builder, saved the deal, and am now on this borrower's 3rd loan.
What advice would you give new or first time home buyers?
Don't over-spend, and don't make a large purchase right before you come to me!! haha

How has the mortgage industry changed since you started, and what would you expect in the future?
I'm now on the offensive and the defensive, in nearly everything that I do. In this business, you have to be PRO-active- not RE-active. By the time most problems arise, it can be too late. You have to see them coming. After 18 years, I can see almost all of them coming!
What part of the home loan process do customers find most difficult and how do you help them through it?
Rounding up the mountains of paperwork is by far the most difficult. I like to do a full analysis of the loan application to only ask for what will be needed by underwriting.
What are the top 3 misconceptions people have about the home loan process?
1. It's painful 2. It's expensive 3. Every loan person can close my loan!

1. My Guaranteed Rate, mobile app. It covers A-Z of the mortgage pre-approval process. Partner Xchange: Guaranteed Rate's version of a referral rolodex. There are professionals of every field in there that have been approved by mortgage professionals across the country.
What resources could you recommend that borrowers use to learn more about the mortgage process and how to ensure a successful home closing?
We send out a welcome package with every initial application. In it, there is a section called "Demystifying the mortgage process".. It clears up a LOT of questions and misconceptions.
What can borrowers do to insure a smooth mortgage underwriting process?
Provide everything at once, and not 1 document at a time. It allows us to analyze a complete file and ensures accuracy..

I grew up in Sheridan, Illinois, in LaSalle County. My mother and father James and Orrabelle Bristol, owned a family grocery store that our entire family worked in. I graduated from Sheridan Elementary School, Serena High School, and Western Illinois. My fraternity is Delta Tau Delta at Western Illinois University.
What provides you with the most satisfaction in your job as a Loan Officer?
Closings on a deal that had a wrinkle or a deal that I close that another lender could NOT..
What do you enjoy doing most in your spare time when you are not helping people with their home loans?
My family and my friends are my life. I don't require much "self-time".
We play sports together, we boat together, we laugh together, we grill and eat together.
