About Norma

Entered the mortgage industry in Management, of a Servicing Department in 1984 for a large servicer in La Jolla, CA. The reason I entered the industry is the same reason I am still in the business today. In 1995, I was on a team to start Private Mortgage Banking Nationally. In 2002, I went into sales in the following 14 years.

What specific steps do you use to help your customers find the best home loan for them?
I have a series of 10 standard questions that I ask clients that really get the conversation going. I listen to each answer and take detailed notes so I know what is really important to them. The 10 questions are: 1. Is this your first purchase or is this a refinance? 2. Do you have a purchase price or value you are looking at? 3. How much down do you have? 4. What is the total amount you have in liquid assets, investment, & retirement? 5. How long have you been at your employer, if self employed, how long? 6. Do you move a lot with your current employer? 7. How often do you generally stay in one place? 8. Do you have children, if so what are their ages? 9. Do you have VA Benefits? 10. Based on the conversation - it is really better if I have a full understanding of the entire picture of your financial position - are you ready to complete an application on our Digital Mortgage?
How has the mortgage industry changed since you started, and what would you expect in the future?
When I started in the mortgage industry - it will full documentation, much as it is today NO Stated Income, No Stated Assets, NO Stated Income or Stated Assets. Then the rules changed over time when we had a mandate that "Everyone should become a Home Owner". We eventually had LTV of 125%, stated income stated asset, exception on LTV with stated income up to 80% on interest only ARM loans and the rating agencies became competitive with each other instead of looking out for what was in the pools of loans. Then the crash happened and much to everyone's surprise the very loans that were not supported with documentation started to foreclose in 2005, 2006 and exceedingly got worse in 2008 & 2009. As one would expect, we are already starting to see some of the restrictions start to be re-written and be vetted by the CFPB, Fannie Mae and Freddie Mac etc. Conditions have become a bit more flexible and more common sense in nature.
What resources could you recommend that borrowers use to learn more about the mortgage process and how to ensure a successful home closing?
1. Use the Digital Mortgage online application tool 2. Read the upfront disclosures, ask questions and understand the fees & terms sent to them from Docusign 3. Get the list of needed items requested quickly with all pages no short cuts from Transfersafe 4. Respond to the conditions when the underwriter needs more items - commitment letter.

I love working. It is not that I am a workaholic, I just really enjoy helping people get a mortgage and solving the a financial puzzle. I love marketing and finding more business and finding more opportunities. I love teaching more people and sharing on how to reach their goal.
