Who is your typical customer and what questions do they typically have?
My customers are 100% referrals from previous customers and my Realtor Partners. Questions vary depending on whether they are First Time Home Buyers, Reverse Mortgage Customers, FHA/VA Borrowers, Condo Borrowers, Construction to Perm or Foreign National Borrowers. My goal is to make sure I answer each and every question so that my customers are thoroughly informed and comfortable going through the approval process on the biggest investment that they have ever made.
Tell us about a specific challenging borrowing situation and how you got the mortgage closed and funded.
I recently had a retired couple that wanted to buy a new home. They had up to $75,000 to put down but had recently co-signed a loan for one of their children and the home went into foreclosure. They had also just bought a new business that they ran part time. This disqualified them for a loan for at least 3 years according to current guidelines. I was able to help them purchase a $150,000 home. They only needed $53,000 AND they only have to pay taxes and insurance on the property and can live there for life. This is one of the benefits of a Reverse Mortgage for seniors at least 62 year old.
What part of the home loan process do customers find most difficult and how do you help them through it?
Currently, the most difficult part of the process appears to be in providing documentation that pertains to assets or \"cash to close\". Many customers tend to move their funds from checking to savings and/or investments. Often the paper trail is cumbersome. I set these expectations right up front and review their funds to choose the bank assets easiest to use.

I was born and raised in Minnesota. Graduated from North High in North St Paul and attended the University of Minnesota.
Tell us something that makes you unique or something wacky, yet interesting about you?
My wife Joy and I are blessed to have all of our 3 children and 6 grandchildren (number 7 on the way!) living in SW Florida. We enjoy travel, boating and the beautiful beaches in Florida. My wife and I love traveling by motorcoach (RV) visiting all of the states in our beautiful country.
