What specific steps do you use to help your customers find the best home loan for them?
My dedication to extensive product knowledge combined with my natural, creative ability to think outside of the box allows me to not only ensure that my customers will have the very best loan product suited to their specific needs but also to succeed with getting financing for borrowers where other lenders had failed.
What advice would you give new or first time home buyers?
When speaking to first time home buyers I feel it is very important to distinguish for them the difference between what they may "qualify" to borrow and what is actually a comfortable loan amount for their life styles. As lenders, I explain to them that we qualify borrowers on their gross income but, as we all know, this is not the amount of money we actually bring home each month. Just because I can "approve" them for a certain loan amount does not mean it is the right thing to do. I make sure I speak to them about the total payment and what this would be as a percentage to their monthly income, a number we refer to as the "Housing Ratio". I also tell them we need to consider their other existing debt as well, a number know as their total "Debt to Income Ratio". Sometimes the safest way to coach a first time home buyer on how much to borrow is to ask them to give me a target monthly payment that they feel would be a comfortable number for them to pay and then work the numbers backwards and tell them what price range they should be looking in for a home that would stay within that target payment.
What part of the home loan process do customers find most difficult and how do you help them through it?
The part of the loan process that borrowers find the most difficult is supplying us with all of the documentation necessary for the loan approval process. I have to try to make them understand how the underwriting process works and how we have to paint a complete picture of their financial profile which includes income, assets, work history, housing history and so on. It is all about being able to establish to a total stranger and anyone that may pick up their file that they are truly qualified borrowers and capable of repaying the money we are lending them.
What resources could you recommend that borrowers use to learn more about the mortgage process and how to ensure a successful home closing?
There is an enormous amount of information regarding the mortgage process and either purchasing a home or refinancing an existing loan right on my website. All a customer has to do is click on the “Mortgage Advice” link at the top of the page and they will gain access to all of these helpful materials.
What provides you with the most satisfaction in your job as a Loan Officer?
The most satisfying part of my profession is providing a mortgage loan for a young couple who are purchasing a new home and starting their lives together. It is so great to see their excitement about fulfilling this part of their dream, having a place they can call their own and setting down some roots, maybe planning on starting a family. Their happiness and joy when the closing takes place is really something to see. It really makes what I do feel very gratifying and meaningful.
Tell us something that makes you unique or something wacky, yet interesting about you?
I have always been sort of a "class clown" and I love to laugh at myself and make other people laugh too. I try to maintain a sense of humor no matter how dire the circumstances may seem at the time and I find that laughing and joking in the face of adversity will more often than not, eliminate or certainly minimize the situation. I accompany all of my theatrics with goofy faces and sound affects and don't mind looking silly as long as it makes people smile. My wife and kids think I'm crazy but they all say that I make them laugh and wouldn't have me any other way.
