About Tom

There have been many changes to the mortgage industry since I started in 1991. After a brief 3 year career selling real estate, I found that I loved the financial end of real estate more than the listing and selling end. With a degree in Marketing and Finance from Grand Valley State University, I was able to land my first lending position with my hometown bank, Byron Center State Bank. It was there that I formed the habit of reading guidelines and industry news to better learn my trade. This may be the single most important thing I do on a daily basis to keep up with the ever changing financial industry. The knowledge I gain from studying the industry has enabled me to help my clients get approved when other lenders could not, and to structure their loan with the lowest cost options available. Since this time I have helped many thousands of families finance their new homes. What drives me is the honor to be chosen in helping these families set up the next chapter of their lives. ...and to do so in the most cost effective way possible. I love hearing the stories and the journey that each family is walking through. My wife, of 28 years, and eight children live on a small hobby farm in the Grand Rapids area. We are involved in a variety of activities such as goat breeding, dairy farming, holistic health, ballet, music, theatre, baseball, and Bible Study Fellowship. We seek to serve the Lord in all that we do, and want to give Him the honor and glory.

What specific steps do you use to help your customers find the best home loan for them?
The fist step in finding the best home loan for each client is to talk to them and listen for what their goals are. What do they want to accomplish with the new purchase or refinance? I have also created a calculator over the years that will analyze different mortgage products and terms to determine which program is the lowest cost option over a specific time period, determined by the client.
Tell us about a specific challenging borrowing situation and how you got the mortgage closed and funded.
A realtor friend called me up and told me he had a client that was just denied, even after having a pre-approval letter. He asked me if I could take a look at the situation and help. They had an accepted purchase agreement on a home and needed to close in two weeks. It turned out the issue was that the borrower needed to remove dispute verbiage on their credit report and increase the credit score by 15 points. The borrowers' income, assets, and debt ratios were fine. So, I ran a "what if" simulation through our credit provider and found out that if we removed the dispute verbiage and updated a collection account that was paid to $0, that we could expect a 23 point increase in the credit scores. We did this, and requested a Rapid Rescore, which showed an increase in the credit score of 21 points. We closed the loan a week after the expiration date, and all the parties were happy to get to closing.
What part of the home loan process do customers find most difficult and how do you help them through it?
The most challenging part of the loan process is when the customers have to provide all of their documentation. Due to ongoing legislation the list of documents seems to be growing. We communicate both orally and in written form the "grocery list" of documents that we will need. We go into great detail regarding the completeness with which we need the information. (i.e. complete bank statements, or providing all schedules to the tax return, etc). We notice that when a borrower follows our written requests; the approvals come back quicker and cleaner. This alone decreases the amount of tedious work and stress involved in the mortgage process.
What do you enjoy doing most in your spare time when you are not helping people with their home loans?
It goes without saying that I love spending time with my family. With eight children, we seem to always have something going on. I really enjoy the smiles on the faces at ballet recitals, singing symposiums, and theatre productions. I also really enjoy coaching my son's travel baseball team.
