How long have you been in the mortgage business and what inspired you to get into it?
I have been in the mortgage business since 2006.
Who is your typical customer and what questions do they typically have?
Someone looking to refinance or purchase. Questions range from how fast can I close to how much documentation is needed.
What specific steps do you use to help your customers find the best home loan for them?
I will ask questions that help to uncover their goals.
How long have you been in the mortgage business? What awards have you won?

What are the pros and cons of a fixed rate mortgage versus an adjustable rate mortgage (ARM)?
Clients that are either conservative or ones that are looking to stay in their home for 10+ years look toward a fixed rate. The positive of a fixed rate is that it allows a homeowner to not worry about fluctuating rates & it provides for a consistent monthly payment. On the other side if a homeowner moves or refinances in the next 7 years it would have made more sense to move into a 7 year ARM. An ARM product is roughly 1% lower than the 30 year fix. You're just leaving a lot of interest on the table if you donýt stay in your home & donýt refinance (again) for 7+ years. The average homeowner refinances roughly every 3 years...
Tell us about a specific challenging borrowing situation and how you got the mortgage closed and funded.
A client needed to close on a purchase in 15 days ý we rushed the appraisal & underwriting. With a great deal of hard work from my team we were able to meet the close of escrow.
What advice would you give new or first time home buyers?
Get fully approved ý being fully approved means that an LO has pulled your credit & reviewed your supporting documents. Supporting documents can be paystubs, W2s, 2 years of tax returns & assets. If the following is not reviewed you could be wasting your time & the realtorýs time.
Tell us about a mortgage product that consumers may not be aware of?
The 10 year ARM is a nice alternative to the 7 year ARM.
How has the mortgage industry changed since you started, and what would you expect in the future?
More oversight and regulation - when I first started in 2006, we didn't verify information as closely as we do now.
What part of the home loan process do customers find most difficult and how do you help them through it?
Gathering the supporting information needed for underwriting. We allow clients to upload their documents via TransferSafe which helps make it easier.
What are the top 3 misconceptions people have about the home loan process?
They can't get qualified, they need 20% down on a home & they can't get help with a credit score below 620.
What 2 or 3 mobile apps would you recommend for home buyers or house hunters, and why? What Smart Apps do you recommend your customers use for the house hunting process?
