Amy interview Q&A

How long have you been in the mortgage business and what inspired you to get into it?
In 2016 I will celebrate a decade of working in the mortgage industry! I was inspired to work in mortgage by meeting great, educated people who worked in the industry through business networking. I was seeking a position to continue to serve my community with a rewarding yet challenging day to day business structure. I have worked in the real estate and mortgage world throughout my entire career! I started working for one of our area’s largest real estate companies in 2003 when I was a senior in college. When I started in mortgage, I began as a personal assistant and have worn many hats. I am fully experienced in consulting and crafting the best mortgage product but also pushing the paper behind the scenes to make this happen! Working in this industry is fast paced, requires intense problem solving skills and allows you to connect with so many wonderful people-a truly great mix for me and my lively personality!
How has the mortgage industry changed since you started, and what would you expect in the future?
When I started working in mortgage it was a completely different reality. Due to the loose guidelines available; the products that investors offered were unbelievable. I remember thinking that these risky programs can’t really exist! Shortly after running out of the gate and beginning a career in mortgage in 2006, I watched the financial crisis unfold and felt the effects every moment of every day. We watched investors shut their doors, programs and products disappear and the pendulum swing very much to the other side of the spectrum. Right now the pendulum is starting to meander back to the middle where it belongs. Over the years technology has enveloped us in the financial industry. I am welcoming it with open arms! I love the ease great technology brings to my clients lives. I am excited to see how convenient and fast the process will become in the future with superior uses of cell phones, apps and social media.
What part of the home loan process do customers find most difficult and how do you help them through it?
We want a lot of documentation (and I mean a lot) and it can be frustrating and overwhelming. I help during the process by asking for a complete list up front and explaining why additional items are required. I do my best to make delivering the items to our team as easy as possible. I have met borrowers at work, at their homes and even at the doctor’s office nearby to make it as easy as I can for them!
What are the top 3 misconceptions people have about the home loan process?
1. That once your credit is pulled we will not look again. This is not the case, we will check your credit a few days prior to closing in most scenarios. We do this to ensure no new trade lines exist and to verify that all credit accounts remain constant to the first report. It is great practice to ALWAYS check with our mortgage team before you pay off anything, let anyone look at your credit or make a purchase with your credit card. 2. Once you deliver your initial items, these are the only items that we need. More times than not when we look at your taxes, paycheck stubs, bank statements and other documents we will need additional items or explanations on the details we see. We must explain any job gaps, lesser earnings from year to year, large deposits that are not from payroll direct deposits, credit inquiries, etc. 3. Once the appraisal rolls in and the appraised value meets the value of the purchase price, we are good to go with the appraisal step. The appraisal and comps used must be fully underwritten according to both investor and also secondary market guidelines pertaining to your mortgage product. Often times an appraisal may need corrections or additional documentation added by the appraiser for the underwriter to accept and fully approve the report.
Are you active in any local associations or community groups, and at what level? What goals and/or success have you helped these groups achieve?

For the past three years, I have volunteered my time and resources teaching Junior Achievement at our area schools throughout Northeast Wisconsin. Through this program, I teach the youth in our local public schools necessary job and personal skills for their success in their future education and job market.

I currently serve as a board member on the Executive board and financial board for Family and Childcare Resources of Northeast Wisconsin. Family and Childcare Resources is an area non profit agency that works to empower parents, childcare providers and the public as an advocate for strengthening families and helping children succeed.

I also serve as the Seymour Park Downtown Green Bay Neighborhood Association Secretary and I am President of my BNI Chapter-Network Solutions.

Are you active in any fundraising organizations? What goals and/or success have you helped them achieve?
My son was diagnosed with Type 1 Diabetes in 2009. We have been offering our time and resources to support JDRF-The Juvenile Diabetes Research Fund since 2009. Our team-Got Insulin has received a bronze, silver and Golden Sneaker Award in past fundraising years. If you would like to support JDRF, please visit their website: Additionally with every closed loan, a donation is made to the Guaranteed Rate Foundation. Summary of where you grew up: family, affiliations, college, high school, etc.
I am a graduate of Denmark High School just south of Green Bay and I obtained my Bachelors of Business Administration from UWGB with an emphasis in Marketing and a minor in Graphic Communications. I had the amazing experience of studying abroad while in Australia and New Zealand and would highly recommend these UW study courses to anyone attending! In my free time I am hanging out with my son Jamison and my dog Rocko! My passions outside of mortgage are photography and hiking in the Western states.
Tell us something that makes you unique or something wacky, yet interesting about you?
Since I was a young child I was very interested in saving money. By the time I was 14, I had already purchased my first car- a 1986 Ford Escort-she was a beauty! That car sat in my parent’s driveway for two years until I could drive. I babysat for a family of 3 kids for 12 hours a day for $2.50 an hour every day of every summer for years saving for that car. I tallied all my earnings in a notebook and felt so satisfied when I made my first big ticket purchase! I love the gratification of working hard to make goals come together and I love helping my clients feel the same way!
