How long have you been in the mortgage business and what inspired you to get into it?
12 years - grew up in the business understanding all questions that may arise from either the borrower or their Realtor
Who is your typical customer and what questions do they typically have?
In the market today we are seeing many first time home buyers or parents that are down sizing due to their kids going off to college. Questions from borrowers or their Realtors are very different depending on their scenario. Once I understand what their goal is, we then look at different mortgage options they have, whether it be help with down payment, renovating the home their purchasing or just getting the best possible interest. I'll even work with my borrowers on improving their credit scores so they take advantage of the best interest rates available in today's market place.
What specific steps do you use to help your customers find the best home loan for them?
Discuss with the Client what their goal is in when purchasing their home and then I’ll go over different options that are most cost effective.
How long have you been in the mortgage business? What awards have you won?
12 years in the mortgage and Real Estate Industry. My most recent award was Loan officer of the month in October of 2015 for closing 13 loans and having all positive reviews. It was great to touch and work with so many families and help them achieve the goal of home ownership. 2 of the 13 borrowers were denied due to low credit scores but I was able to work with them and find them a solution so they could close on their dream home. The loans included Renovation, Condominium, VA, FHA and a Jumbo loan.
What are the pros and cons of a fixed rate mortgage versus an adjustable rate mortgage (ARM)?
Fixed rate mortgage gives you certainty that your interest rate will not fluctuate over the life of your loan. Adjustable rate mortgage (ARM) typically have a lower initial rate than fixed rate mortgages which gives borrowers more options in the Jumbo market or if they are running into a debt to income ratio scenario where we need a lower rate. ARM's are also great for buyers that know they will be moving out in the near future so they can take advantage of market.
What advice would you give new or first time home buyers?
Call a loan officer before starting to look at homes so they can give you proper advice on how much of a house you can afford.They can help you with locating and gathering the necessary documents or prioritizing and addressing any issues
Tell us about a mortgage product that consumers may not be aware of?
Renovation loan for homes that need some upgrades before moving in or Second Chance Mortgage for those who have had a bankruptcy or foreclosure
How has the mortgage industry changed since you started, and what would you expect in the future?
Mortgage Industry is very strict on documentation and guidelines
What are the top 3 misconceptions people have about the home loan process?

1. Down payment for Conventional as little as 3% / FHA as little as 3.5%

2. FHA interest rates are assumable if you sell your home – perk when trying to Sell your house

3. Conventional mortgage insurance drops off when you obtain 78% equity

What can borrowers do to insure a smooth mortgage underwriting process?
Be very responsive to their loan officer who may try to reach them through email, phone or even text message on any additional documents or clarification needed. Communication is key when purchasing a home.
