How long have you been in the mortgage business and what inspired you to get into it?
20 years this year. I started off in customer service. At the time I was working in telemarketing and mortgage customer service seemed better.
Who is your typical customer and what questions do they typically have?
Typically, my buyers are referrals from realtors. They could be first time buyers or move up buyers. They always want to know what my rates are and what are the closing costs.
What specific steps do you use to help your customers find the best home loan for them?
I listen to what their concerns are and what they are trying to do. I gather as much information about them as I can so I can determine which way we should proceed.
How long have you been in the mortgage business? What awards have you won?
I have been in the business since 1998. I have won a president’s club award at two of my previous companies
What advice would you give new or first time home buyers?
I would advise first time buyers to work with someone that is honest and communicates. It’s always good to work with someone who is referred to them by someone they trust. The lowest rate isn’t always the best product as sometimes it also cost higher to get that mortgage.
What are the top 3 misconceptions people have about the home loan process?
1. The closing costs are in addition to the down payment and have to be accounted for. Here in NY they tend to be more than other states. 2. You don’t need 20% down to get a mortgage. You can sometimes get approved with as little as 3% down. 3. Just because you have a checking account with a bank doesn’t mean that they are going to give you a special rate or treat you better than someone like myself who specializes in mortgages only.
What can borrowers do to insure a smooth mortgage underwriting process?
The best thing to do is to provide all the documents that are requested as quickly as possible. Never alter a document and always provide all numbered pages of a document. The quicker you get it in, the quicker it gets reviewed and the sooner you will know if everything is acceptable or if more documentation is needed.
Summary of where you grew up: family, affiliations, college, high school, etc.
I was born on Long Island and grew up in Seaford, NY. We moved away to Jacksonville, FL in the middle of high school and I attended the University of Florida
What do you enjoy doing most in your spare time when you are not helping people with their home loans?
I have a wife and 4 children that I love spending time with and traveling.
Tell us something that makes you unique or something wacky, yet interesting about you?
I once took a stand up comedy class and performed on stage. I’m serious when I need to be and bring a realistic approach to mortgage lending. I will always do what is right for the customer even though it may not be the most popular approach.
