How long have you been in the mortgage business and what inspired you to get into it?
I have been in business for 15 years in the mortgage industry.
Who is your typical customer and what questions do they typically have?
I have variety of costumers and typical question they have for me is what program will work to have the lowest rate and payment?
What specific steps do you use to help your customers find the best home loan for them?
My initial talk with the costumer is usually for an hour. I go through their whole financial status as in their income status, investments, credit payments, credit score, will they stay in their house long term or short, etc. Basically we discuss the complete financial and life status of the borrower before we make any decision on what program will fit them best. If we need to improve or clear on anything such as credit history I will specifically help the borrower on all their financial needs to get them the best program and rate for the property.
How long have you been in the mortgage business? What awards have you won?
I have been in the mortgage business for over 15 years. I have ran my own branch and have got awards such as: highest volume funded per year , highest costumer satisfactions awards.
What are the pros and cons of a fixed rate mortgage versus an adjustable rate mortgage (ARM)?
Fixed rate mortgage are great If you plan on the staying in the house for a long term and of course if the market is good than it is always a smart move to lock in a long term lower interest rate. Arm programs are good for borrowers who don’t plan to stay in the property for a long term and take advantage on the lower rate for that short period of time.
Tell us about a specific challenging borrowing situation and how you got the mortgage closed and funded.
I had a borrower who was purchase a property and recently had gotten married. Husband credit was great but the Wife had a foreclosure 3 years prior. Per guidelines we could not do the loan but I structured the loan with explanations on why she lost the property due to there was hardship and it was prior of them both getting a married. It was a very difficult loan but hard work from myself and my team we got the loan funded in less than 30 days. The borrowers were declined from 4 different lenders but we completed the loan. All this is possible due to knowledge of the guidelines and hard work from myself and my team. I NEVER decline loans or say it is not possible , I always work and find a solution to complete the loan with the best rate and program possible.
What advice would you give new or first time home buyers?
Before searching for a property make sure you have the correct loan and a loan approval ready. The hardest part in a purchase is the mortgage, which is the most important part because you would want to make sure you can afford the payments and not put yourself in a stressful situation in the following years.
Tell us about a mortgage product that consumers may not be aware of?
We have mortgage products of 10% down with no Mortgage Insurance. What that means to the consumer is your save that payment that you would have to pay extra for Mortgage Insurance which can be a difference of over $300 a month.
How has the mortgage industry changed since you started, and what would you expect in the future?
Mortgage Industry had change dramatically. There was no restriction on income before and now the mortgage industry is stricter and is set up for the borrower to completely understand what program they are getting them self’s into. I believe that the mortgage industry will continue on making sure that every borrower can afford their loan and make sure they completely understand there program they choose before completing their loan so there will be a lot less percentage of consumers losing their property.
What part of the home loan process do customers find most difficult and how do you help them through it?
I would think the most difficult part is collecting their documents which need to be submitted in the begging of the process. I help the borrowers by minimizing the paper work needed and helping them through the process to make sure we get everything upfront so that way we don’t ask for more additional documents throughout the loan process.
What 2 or 3 mobile apps would you recommend for home buyers or house hunters, and why? What Smart Apps do you recommend your customers use for the house hunting process?
I would recommend Zillow due to it has a price range for the property and information which can be useful. Mostly I would recommend them to consult with the agent and ask as many questions possible to feel comfortable with the purchase of the home.
What resources could you recommend that borrowers use to learn more about the mortgage process and how to ensure a successful home closing?
There are plenty resources but the best will be to contact me and we can go through the mortgage process in full detail so they will know exactly what to expect and there will be no surprises for them within the process of the loan.
What can borrowers do to insure a smooth mortgage underwriting process?
They should submit all the documents needed up front and discuss any issues that might come up with their loan officers. Everything should be explained and all documents should be collected before it goes to Underwriting.
Summary of where you grew up: family, affiliations, college, high school, etc.
I was born in Greece but grew up in California. I have been here since 1st grade and graduated from Hoover High School. I went to Pasadena College and completed my associates degree and transferred to CSUN and completed my business degree. I helped my dad in his plumbing business since I was 12 years which taught me a lot such as you would need to work hard in life to accomplish what you want and be successful. I also learned A-Z of plumbing for which I went ahead and got my license when I was 18 years old. I come from an amazing family. When I got in the mortgage Industry I was very young and did very well. I always was with people who were 10 years older than me and listened and learned from them every day. I believe everyone has a gone through there difficulties in life and it is very important to listen and try to void the difficulties that they have concurred throughout their life.
What provides you with the most satisfaction in your job as a Loan Officer?
When the loan is completed and my clients are very happy with the process and by them growing their financial success in life. There happiness is what truly makes me happy on what I do and that is the reason I have been doing this since I was 18 years old.
What do you enjoy doing most in your spare time when you are not helping people with their home loans?
I like to spend time with my 2 nephews and my niece on Sundays. I enjoy spending time with family and BBQ at home, inviting everyone so we can enjoy a night a together. I also enjoy the beach and love to do bunch of activities at the beach such as Jet skiing, Speed Boat and of course relaxing by the beach. I also love to travel and just do new things in life which I have never done. I try to enjoy everything life has to offer from the simplest things of just sitting and having dinner at home to having a dinner on the beach.
Tell us something that makes you unique or something wacky, yet interesting about you?
People who know me will tell you that I always smile. If you see me, there is a very good chance that there will be a smile on my face. Even walking down to a store, I will be smiling. I had not noticed how often I smile until people starting telling which is true but I guess it’s because I try to make life as best as a I can and enjoy every moment of it as much as I can.
