I service the entire Virginia and North Carolina residential marketplaces and I specialize in VA and FHA mortgages. We support our troops!

What are the pros and cons of a fixed rate mortgage versus an adjustable rate mortgage (ARM)?
Fixed rate mortgages are the way to go today as rates are so low that ARMS are not that prevalent in our marketplace especially because of the high percentage of FHA and VA loans. ARMS are more pertinent to jumbo loans and much larger average loan amounts.
Tell us about a specific challenging borrowing situation and how you got the mortgage closed and funded.
I found a mortgage product for a client that had a large 7 figure bank account but showed zero income. We had to create an income stream to qualify for a large cash out transaction to purchase a 700,000 condo. Most of my clients get into their VA Purchase loans with very little money invested or zero invested!
What advice would you give new or first time home buyers?
Never assume you don't qualify, get in touch with me early and let's work the numbers. There are a lot of creative mortgage products designed around first time borrowers.

How has the mortgage industry changed since you started, and what would you expect in the future?
There are more protections for the borrowers, but with that comes more scrutiny on the borrowers. Pay your bills on time, live within your means and you should have no problem qualifying for a mortgage. If the time is not right, we'll put a plan together and a road map for the future.
What part of the home loan process do customers find most difficult and how do you help them through it?
Document collection is the most difficult portion of the loan process. Organize your financial documents, file your taxes on time and keep everything you can in digital format.
What are the top 3 misconceptions people have about the home loan process?
I can take my time submitting my paperwork, a 3 three day delay won't make any difference, my credit scores aren't good enough to qualify.

Organize and submit your documents in an orderly and timely fashion. Take your lender requests very seriously!
