How long have you been in the mortgage business and what inspired you to get into it?
20 years. I enjoy helping others to find the right financial solution to their problems.
Who is your typical customer and what questions do they typically have?
The typical customer in St. George is a home buyer that is seeking a second home or investment property. They are looking for the best rate and a professional that understands financing.
What specific steps do you use to help your customers find the best home loan for them?
I listen to their needs and questions. Provide not one solution, but multiple financial solutions, tell them the "why" and educate, and then they can make a well informed decision to their financial needs.
How long have you been in the mortgage business? What awards have you won?
Over the last 20 years I have continued to achieve the level of Top Producer, specifically in new construction financing.
What are the pros and cons of a fixed rate mortgage versus an adjustable rate mortgage (ARM)?
A fixed rate mortgage provides peace of mind that the rate will never change for the life of the loan while an ARM mortgage will provide a lower rate, but can adjust according the market (index). A simple question to ask yourself is "what is your short or long term plans with the property?" The answer may help you determine the right solution.
Tell us about a specific challenging borrowing situation and how you got the mortgage closed and funded.
Mortgage loans are and can be challenging, but if the loan officer provides the right expectations upfront then there will be no surprises. Under promise and over deliver is the objective then whatever happens the client is prepared and the closing is a good experience.
What advice would you give new or first time home buyers?
Research all loan programs. Be prepared to provide income and assets documentation to the loan officer for preapproval.
Tell us about a mortgage product that consumers may not be aware of?
Lock N' Roll. You can lock a mortgage rate while you are looking for a home even though you are not under contract. It's a great way to secure your rate while rates are low.
How has the mortgage industry changed since you started, and what would you expect in the future?
The mortgage industry has changed dramatically with federal regulation. It is necessary to protect the consumer and thus providing a secure lending environment not only for the consumer, but for the industry as a whole. I would expect this type of regulation to continue and modify accordingly.
What part of the home loan process do customers find most difficult and how do you help them through it?
Qualifying for a loan is the most difficult process. This process is intrusive and compromising at times. Educating the borrower and telling them the "why" behind the underwrite of their loan is imperative. As a professional consultant (loan officer) it's our fiduciary duty.
What are the top 3 misconceptions people have about the home loan process?
Every lender is the same. A preapproved loan is a final underwriting approval. Mortgage rates are released once per day.

What can borrowers do to insure a smooth mortgage underwriting process?
Make sure the loan officer provides you a complete list of documentation needed for underwriting. Be prepared to provide all of your documentation upfront which will enable the underwriter to see the whole picture of the situation. This will ensure a fast and efficient loan process.

Washington County Board of Realtor. Southern Utah Home Builders Association. National Association of Home Builders. Utah Association of Home Builders. I'm actively involved with the education committee for SUBHA.

I was born in Murray, Utah and went to college in So. California. I have had a wonderful marriage for the last 21 years and four awesome kids.
What provides you with the most satisfaction in your job as a Loan Officer?
I truly enjoy helping others. This is not about me, it's about the client. Doing the right thing is the only way to conduct business.
What do you enjoy doing most in your spare time when you are not helping people with their home loans?
Spending time with my family is what I look forward to. Sports is my release such as Tennis and Golf.
