21 Years. I was lucky enough to answer an ad for a position with Champion Mortgage in 1995.
Who is your typical customer and what questions do they typically have?
My clients range from CEO's of major companies to first time home buyers right out of college. Each has unique concerns about the mortgage process. I take pride in listening to these concerns and customizing the best program to meet each of their needs.
What specific steps do you use to help your customers find the best home loan for them?
It is important to get a full understanding of my clients situation. How long do they plan on staying in the home, what is their target monthly payment, what is a comfortable down payment & are they overspending?

What are the pros and cons of a fixed rate mortgage versus an adjustable rate mortgage (ARM)?
The big advantage of a fixed rate mortgage is security. You know your payment will not change. However, you pay a monthly premium to get that security. The adjustable rate will offer a lower payment but there could be more risk. It is important explore what is right for you.
Tell us about a specific challenging borrowing situation and how you got the mortgage closed and funded.
Inventory is very low right now. Many of my clients are getting into bidding wars on the homes they are making offers. With my years of experience and diverse mortgage products I have been able to help my clients win the properties while still staying in line with their budgets. Sometimes it is not all about the offer price. There are other factors the seller will consider if the offer and mortgage pre approval is presented properly.
What advice would you give new or first time home buyers?
Really focus on that monthly payment & Down payment. Make sure you are not going house poor. Nothing will put more stress into your life than buying a home you can not afford! Be patient. The right home will come along!

How has the mortgage industry changed since you started, and what would you expect in the future?
In 21 years I have seen the mortgage change dramatically. The mortgage industry is really the pulse of the US economy. Currently it is the most challenging environment I have ever seen to obtain a mortgage. Credit standards & loan guidelines are very tight. Working with someone that knows how to navigate these waters is the key to having a good mortgage experience.
What part of the home loan process do customers find most difficult and how do you help them through it?
It can be very challenging sourcing the money being used to purchase a property. In the world we live in today all large deposits need to be properly sources and explained. This can be challenging. Guaranteed Rate has the experience to guide our clients through this very frustrating process.
What are the top 3 misconceptions people have about the home loan process?
Most clients think it is all about the rate. As they get further into the process they realize the rate is really important but there are so many other equally important parts to the loan process. The documentation needs to be fully complete. Many clients send over 1 or 2 pages of a 15 page document thinking it will suffice. Today all pages are always required. VA mortgages are making a huge push in this market with all our Veterans returning from oversees. They are great mortgages and Guaranteed Rate has some of the best in the Nation.

What can borrowers do to insure a smooth mortgage underwriting process?
Get all requested documents back to the lender quickly. Make sure they are fully complete with all pages.
Are you active in any local associations or community groups, and at what level? What goals and/or success have you helped these groups achieve?

What do you enjoy doing most in your spare time when you are not helping people with their home loans?
Spending time with my family. I am a huge movie fan. You will routinely hear me ask you "What is your favorite movie"! Playing golf and watching baseball.
Tell us something that makes you unique or something wacky, yet interesting about you?
I enjoy history. I try to keep in mind "Those that forget the past are damned to repeat it". When faced with a challenge or important decision you can usually look to the past for inspiration or guidance on how to handle the future.
