How long have you been in the mortgage business and what inspired you to get into it?
12 years -I started out in this business as processor and then migrated to production manager. I have an advantage that most loan officers don’t have because I know the ins and outs of the process.
What specific steps do you use to help your customers find the best home loan for them?
During the initial stage of the process, I like to meet with my clients one on one to talk about their goals, needs and wants. This helps me address any areas that need attention.
Tell us about a specific challenging borrowing situation and how you got the mortgage closed and funded.
I recently closed an FHA purchase transaction where the borrower was actually the agent on the loan. Due to this, we had to provide the full tax returns for the last 2 years which had Schedule C loss and unreimbursed business expenses. Due to this, we ended up having to add a non-occupying co-borrower.
What advice would you give new or first time home buyers?
Make all payments on time, doesn’t open new lines of credit or pay off lines of credit without consulting me first as this could be detrimental to their qualification
What part of the home loan process do customers find most difficult and how do you help them through it?
One thing that I have seen over and over again is the handoff to processing and the customer not knowing who to contact with questions during the process.
What resources could you recommend that borrowers use to learn more about the mortgage process and how to ensure a successful home closing?
I would recommend that they take a first-time home buyers course
What can borrowers do to insure a smooth mortgage underwriting process?
Being upfront with their LO about their goals as it pertains to the transaction; including being upfront about income/assets and credit. Sometimes we don’t get the full story and that’s where problems arise.
