What specific steps do you use to help your customers find the best home loan for them?
Understanding what loan programs are available and the specific underwriting guidelines that pertain to them is key to helping clients get the best possible loans and interest rates for their individual needs.
What advice would you give new or first time home buyers?
Begin by planning well in advance. Start working with a trusted and experienced lender at least 6 months before you are planning to buy. Check and go over credit, downpayment source, gift funds, and reserves. Try to do all of this before speaking with a Realtor. This will give you a great advantage as to staying within you budget and not too getting swept up in the rush and excitement. I often being planning with a new buyer up to a year in advance. A great lender will not mind giving you the time.
What part of the home loan process do customers find most difficult and how do you help them through it?
I think in today's market the greatest challenge for most buyers is credit. Regardless of if they are in the 400k range, or the million dollar range, credit can be disheartening. It's important to remember that most of us went through the market crash and in someway took a hit. It is important that when looking at credit, it is not so much hits that count, it is more important as to how you recovered and repaired the damage from the hits. Also NO credit is NOT good credit. Work with your lender to establish excellent credit practices sooner then later!
