Mark interview Q&A

How long have you been in the mortgage business and what inspired you to get into it?
10 years. While I was working as a financial planner, I noticed that people would seek out professional help to manage their assets. However, very few people had a true holistic PROfessional that helped them on the liability side of their net worth statement. How much you put down on your home, how much your monthly payment is and how long it last, affects every major area of your financial goals. It will impact how much you have saved and can save for your kids college education expense, it will also influence when you can make work optional, and what type of life you live in those years.
Who is your typical customer and what questions do they typically have?
I deal with everything from First Time Home buyers to people downsizing into their retirement home. 75% of my clients are from India, and are either in IT or Doctors, they are highly educated and analytic (just like me). The BIG QUESTIONS they ask are, how can I buy this house and still save enough to make sure I can provide for the best possible college education to my children, or how does having a mortgage or not having a mortgage impact when I can retire and what life I will be able to led in that stage of my life.
What specific steps do you use to help your customers find the best home loan for them?
#1 - Needs analysis. There are over 100 ways to setup a 30 year fixed. Before I quote a rate, a term, closing cost options, I have to know what my client truly wants. When someone says they want the lowest rate, there is always a reason WHY? Whether it is to lower payment or pay off a loan faster, there is an even BIGGER WHY behind that second answer. It may be so I can pay off my loan by the time my 3 year old is going to college so instead of paying my mortgage, I can pay his college. Inversely, it could be to get the lowest payment on a fixed rate so I can save more for my kids' college education. Figuring out that WHY and developing a plan to reach those VERY IMPORTANT GOALS, must be done first before going into the loan options. So that we can develop the options that work absolutely best for those GOALS. Most people look at a mortgage in a silo, as if how much interest they pay, what their monthly payments are, how long they have to make payments, what else that money could be used towards accomplishing their MOST IMPORTANT GOALS (this is called opportunity cost), does impact the rest of their financial and personal lives. Nothing can be further from the TRUTH!
How long have you been in the mortgage business? What awards have you won?
10 years. Top 1% in my Industry for 2014 and 2015. Presidents club 14 and 15 here at GR. I have been top producer at every other company I have worked for in the mortgage industry.
What advice would you give new or first time home buyers?
#1 Rule - liquidity liquidity, liquidity. #2 Rule - You do not have to put 20% down to avoid PMI. When you move, there will be a lot of (typically smaller, but some larger than $200) expenses that you did not plan for when you wrote the contract on the house. Whether it be movers, painting the new house, a new dishwasher as the one that came with the house doesn't work, or my personal favorite (I discovered this one with the last home I bought) how my wife says that the shower curtains have to match the mats on the floor, and those have got to match the little tissue paper cover up thingy (that we don't even really use anymore) and those have to match the nice hand towels, that I am not even allowed to use (as they are for company). The point is things will come up. The SAFEST thing for the home buyer to do is to leave extra CASH in their emergency fund. When it comes to unexpected expenses and emergencies (car accident, someone is diagnosed with cancer) CASH IS KING, the more you have the safer you will be. Equity in your home, is NOT a bad thing. It is just very VERY iliquid (hard to get). ONLY 2 WAYS TO GET EQUITY OUT OF YOUR HOUSE #1 Refinance - what will rates be at that time? What will rules be around taking equity out (that has changed a ton over last 10 years!)? Do you qualify? if someone is hurt badly or sick can they still work? If you cannot work... no income... no income = no loan. #2 Sell your home. You have to pay realtor commissions when you sell your home so their goes 6% of your equity, plus if you have to sell it fast, you will likely take a hit on the price you sell the house for at that time.
What part of the home loan process do customers find most difficult and how do you help them through it?
Figuring out what loan, rate, payment, down payment is best for their unique personal situation. I help them compare the pros and CONS of their different options, showing them not only how these different options affect their lives today but also in the future. How these options affect all of their major financial goals. Only when looking at the BIG PICTURE, and seeing how each option fits into that BIG PICTURE can you make the best decision for you and your family.
Are you active in any local associations or community groups, and at what level? What goals and/or success have you helped these groups achieve?
I sponsor many local & national Indian Associations, Cricket Leagues and Charities (my favorite is BrightLife Foundation). The events that these associations and charities put on are very important to them and is how they pass down their culture to their kids who are growing up here in the USA. It is amazing to see some of these kids as young as 4 or 5 years old, get up on stage in front of 1,000 of their friends, family, community and do a very elaborate dance, song, skit. To hear a 9 year old speak in front of 1,000 people better than I can speak in front of that many people is amazing. You can see the pride, sense of accomplishment and confidence that it builds in them. It is truly remarkable.
Tell us something that makes you unique or something wacky, yet interesting about you?
I was the National Amateur Kickboxing Champion my last three years of college. At age 14 I started taking Taekwondo and Kickboxing. When I was 16 I started competing in the ring. By 19, I had my first US Championship Belt. Last 3 years I was US Amateur Kickboxing Champion for all the largest sanctioning body. My record is 46 W 5 L and 1 Draw. I had a comeback fight in Feb 2011. My opponent backed out a day before the fight, so I fought and defeated a different opponent that had also just won the Golden Gloves tournament in Boxing.
