How long have you been in the mortgage business? What awards have you won?
I have been in the mortgage industry for 6 years. In 2015 I was recognized by Mortgage Executive Magazine as a 'Top1% Mortgage Lender in America'.
Tell us about a specific challenging borrowing situation and how you got the mortgage closed and funded.
I have had a few clients who wanted to buy a new home, but could not sell their existing property, due to them owing more on the mortgage than the property would sell for. The only option was for them to rent out their property. However, most banks want a minimum of 2 years rental history before they will include the monthly rent to be used as income to offset the mortgage payment. This is not a requirement that Guaranteed Rate has, so we were able to use the rental income by obtaining a signed lease and offsetting the mortgage payments on the existing property, allowing the buyer to qualify for a new mortgage for the amount that they wanted. Had they not come to me, they would have been living with mom and dad for 2 years before their bank would give them a loan. YIKES!
What part of the home loan process do customers find most difficult and how do you help them through it?
The part of the process that customers find most difficult is when they are using a lender who takes too long to respond to questions, doesn't keep the buyer informed as to where things are at in the process, or repeatedly asks for the same documents over and over again. These are issues that my team and I do not have. We have streamlined our approach to address each of these issues in the mortgage industry. We know exactly what documents the underwriter will require before sending the file to underwriting, allowing us to ask our clients for 95% of the documents up front. We have a process in place where milestone updates are sent out at multiple points in the transaction, allowing everyone involved in the transaction to always know the status of the loan. We also have a team in place that works like an assembly line, maximizing efficiency and allowing us to help more clients without issues.
What do you enjoy doing most in your spare time when you are not helping people with their home loans?
Spending time with my family. I have 3 children, ages 14, 10, and 1. Juggling all of their needs can be challenging, but I always make sure to put them first, whether it's cheering my daughter on at her high school swim meet, or taking karate class with my son, or watching Mickey Mouse Clubhouse with my 1 year old. Luckily, Guaranteed Rate has the most advanced technology in the industry, allowing me to multi-task!
