What specific steps do you use to help your customers find the best home loan for them?
When I receive a call from a prospective client I enjoy taking the time to figure out what would be the best path for them. I first listen to what they are trying to accomplish and then and only then do I recommend what I believe would be their best option. Ultimately it's their choice but I always give multiple options to choose from depending on their unique circumstances.

What are the pros and cons of a fixed rate mortgage versus an adjustable rate mortgage (ARM)?
What I normally attribute to a fixed rate mortgage is time. If you are going to be staying in the home you are purchasing for more than 7 years then I would recommend a fixed rate mortgage. If you know for sure you will be moving on with in 7 years I would highly recommend looking into 7/1 or 5/1 arms. great vehicle to save a lot of money short term.
What advice would you give new or first time home buyers?
The only dumb question is the one you don't ask! Information is so important and I try to take my time with first time home buyers and educate them on all parts of the transaction.
Tell us about a mortgage product that consumers may not be aware of?
Lender Paid Mortgage Insurance (LPMI) Most borrowers think if they have less than 80% loan to value they MUST pay PMI. That is not correct. Usually for a 1/8 to 1/4 higher rate you can eliminate the PMI by having the lender pay for it.
How has the mortgage industry changed since you started, and what would you expect in the future?
Guidelines are constantly changing and you can be assured this will continue moving forward. It is so important these days to use a seasoned Loan officer versus someone who has limited knowledge of guidelines and restrictions.
What part of the home loan process do customers find most difficult and how do you help them through it?
The amount of documentation that is needed these days. I try to be transparent upfront about what will be needed and I also let them know I will probably be asking for something along the way that you will scratch your head about.
What are the top 3 misconceptions people have about the home loan process?
1) If you have a lot of money in the bank you will not get turned down for a loan - false, you will still need to qualify based on your debt to income. 2) People don't understand you cannot use money that can't be tracked or verified. 3) Last but not least you must be able to accurately show your income.

Be very prompt when asked for documentation.
What provides you with the most satisfaction in your job as a Loan Officer?
The greatest satisfaction I get from my job is receiving that phone call or e-mail after closing saying how thankful they were they picked me to complete their mortgage. We tend to tell people more often than not when you don't do a good job so I get a huge satisfaction when I am told I went above and beyond their expectations! I strive for this on every loan.
What do you enjoy doing most in your spare time when you are not helping people with their home loans?
I really enjoy playing a round of golf and watching my son in high school sports.
Tell us something that makes you unique or something wacky, yet interesting about you?
Well I am a jokester by nature so every April 1st for the past 20 years I try to pull one over on my sister in law. I have been successful more often than not even though she would not agree with that.
