How long have you been in the mortgage business? What awards have you won?
21 years in the mortgage business. I have won numerous sales and service quality awards thru my career starting in 1993 & 1994 when I won both Top Sales and Service Quality award from employer among 100+ sales personnel. I was recognized by Lending Tree
What are the pros and cons of a fixed rate mortgage versus an adjustable rate mortgage (ARM)?
The obvious pro vs. con of a fixed rate to an ARM would the fixed payment/rate over the life of the loan vs. the potential payment/rate change to an ARM specific to the ARM adjustment period. A fixed rate allows a consumer to manage their finances both short and long term based on the current fixed principle and interest payment. The ARM has a future payment that could be higher (or lower) than what the initial start payment is. There is a benefit to an ARM as after the first adjustment period, a borrower could end up with a lower payment depending on how much principle they have been able to pay down along with what the current index is that will determine their interest rate for the following 12 months. ARM loans can be as short as 3 years to as long as 10 years. Interest rates on ARM\'s are going to be lower than what they are on 30 year fixed rates.
What part of the home loan process do customers find most difficult and how do you help them through it?
The most difficult process I find for customers is the initial application along with document collection. How I alleviate this is by meeting face to face with 100% of my clients that are within 2 hours of my location. This allows me to sit down with them, complete any areas of the application needing to be completed, explain the different parts of the mortgage application/disclosures and review the documents needed to ensure that is what is required for a smooth approval and process. For those clients I cannot meet with (10%), I overnight the application package, include a cover sheet with directions on what is needed and set a phone appointment to review everything page by page with them to ensure understanding.
What do you enjoy doing most in your spare time when you are not helping people with their home loans?
What I enjoy doing in my spare time when not helping prospective borrowers for their home loans is spend time with my family (wife and two daughters). We try to get away each weekend during the summer. I coach my one daughter's soccer team, which is very rewarding. During the non-summer weekends, we try to get together with friends and family during the weekends.
Tell us something that makes you unique or something wacky, yet interesting about you?
I have a fascination for weather. I have a home weather station at my house, and I am the local meteorologist for the soccer club to predict potential game cancellations etc. I will watch the Weather Channel for an hour at a clip to understand weather in other parts of the country and regularly get calls from family/friends asking about weather in \"other parts\" for their travel plans. Through it all, I find time to commit to my work during the week and family on the weekend!
