How long have you been in the mortgage business and what inspired you to get into it?
I started in 1996 straight out of college. I knew a relative that said they really liked their job and that they were hiring at their company.
Who is your typical customer and what questions do they typically have?
My typical client is a first time homebuyer or person that is looking to move into a bigger home because they are starting a family. Most people want to know what the whole transaction will cost and want to know what interest rates are doing.
What specific steps do you use to help your customers find the best home loan for them?
Ask a lot of questions and listen.
How long have you been in the mortgage business? What awards have you won?
I have been in the business for 20 years and I have been top processor and top loan officer, including "President's Club" on several ocassions.
Tell us about a specific challenging borrowing situation and how you got the mortgage closed and funded.
On one of my loans, the appraiser noted some needed repairs that would be required in order to have the home in acceptable condition for the VA Loan we were doing. I was able to put some "cashout" from the loan into an escrow account and close the loan. The client was then able to complete the repairs within 90 days and get the money back from escrow once the appraiser went back to re-inspect the home and sign off on the repairs. The loan provided a lower payment and the client did not have lose the loan lock by waiting for the repairs to be completed.
What advice would you give new or first time home buyers?
Ask a lot of questions and trust your instincts.
How has the mortgage industry changed since you started, and what would you expect in the future?
The industry has gone through many changes since I started. Some positive, some are overdone. I think the pendulum is starting to swing back slowly since the recent regulations and will hopefully find a center.
What part of the home loan process do customers find most difficult and how do you help them through it?
Collecting the required paperwork seems to be the most challenging part of the transaction. However, because I have 20 years experience, I know of different substitutions for different types of information that can be easier to obtain and less taxing on the homeowner.
What can borrowers do to insure a smooth mortgage underwriting process?
To ensure a smooth underwriting process, it is best to keep a paper trail of all assets and movement of funds used in the down payment. This is usually the most tedious part of the process.
What provides you with the most satisfaction in your job as a Loan Officer?
The most satisfaction I have in my job is when we complete a transaction and my clients walk away knowing they got the best rate and that I made the whole process easier for them.

I was born on February 29th so I am technically only 11 years old.
