How long have you been in the mortgage business and what inspired you to get into it?
25 Years. My mother has been in the industry since 1979, and when I got out of high school I went to work where she got started at Equity One Financial in Diamond Bar, CA. 1992.
Who is your typical customer and what questions do they typically have?
A typical client for me is someone who appreciates good service. Client's situations vary from loan to loan, so "typical" is not always necessarily the case. I just try to take each challenge with a professional approach, no matter what the situation brings.
What specific steps do you use to help your customers find the best home loan for them?
I try to place my best foot forward in all situations and try to instill a make sense approach in all situations.
How long have you been in the mortgage business? What awards have you won?
25 years. I have achieved many productivity awards, but none compare to satisfaction of a client.
What are the pros and cons of a fixed rate mortgage versus an adjustable rate mortgage (ARM)?
I think that every loan program has a distinct use, and that is why they are created. Supply and demand. That said, with fixed loans so low it's hard to make an argument they serve a need in this economic climate.
Tell us about a specific challenging borrowing situation and how you got the mortgage closed and funded.
This question is difficult to answer in that I approach each loan challenge with a professional approach and try to clear each hurdle that comes my way. My close ratio is very good because 9 times out of 10 the solution is there if you put your mind to it.
What advice would you give new or first time home buyers?
There is no time like the present.

How has the mortgage industry changed since you started, and what would you expect in the future?
It is definitely more rigid and conservative now.
What part of the home loan process do customers find most difficult and how do you help them through it?
I think they find the documentation overwhelming at times, but I coach them through and make it easier on them.
What are the top 3 misconceptions people have about the home loan process?
That it is hard to get a loan. That it should be instantaneous. And that Realtors make too much money. We would not get paid if it was an easy job.....but that said we make it look easy.

What resources could you recommend that borrowers use to learn more about the mortgage process and how to ensure a successful home closing?
Take advantage of online subject matter and educate yourself before you start the process. You'll be glad you did.
What can borrowers do to insure a smooth mortgage underwriting process?
Listen to your loan officer, and provide the necessary documents. Whether you think it is needed or not, we wouldn't ask unless it was.
