About Rick

Rick Morris, VP of Mortgage Lending at Guaranteed Rate in Ann Arbor has been in the real estate industry for over 30 years as a Realtor, Builder/Developer and most recently a Mortgage Originator. Rick's experience has given him a unique perspective on the loan process as he has been at the closing table both as a seller and a buyer and has worked closely with Realtors on many transactions.

Rick's passion is helping buyers and homeowners negotiate the often complicated mortgage process whether it is for a purchase or refinancing their home. There is a lot of satisfaction when we get to closing and the buyer gets into the home of their dreams or pulls some much needed cash out on a refi.

Rick Morris has been a lifelong resident of Fenton, Michigan and has raised his three daughters in the same community and schools that he attended. His wife Sonja and Rick enjoy out door activities that include boating, hiking, biking and anything related to the outdoors. Traveling is also a favorite past time and last summer they completed a tour of the west that included Yellowstone, SW Montana, the Black Hills and points in between.

Who is your typical customer and what questions do they typically have?
My typical customer is looking to move up in the Livingston, Genesee and Oakland and Washtenaw County areas of Southeast Michigan. The questions they have are typically answered in a question and answer interview that I go over with them before we get to the pre approval stage. Everyone's situation is different and it is important to know the details and background to get my customer into the best mortgage product.
What specific steps do you use to help your customers find the best home loan for them?
I have found that a lot of buyers are confused as to how much is needed for a down payment, what documentation is needed, and where to get started when taking that first step into homeownership. I take a step by step process to qualify my customers to ensure that they are getting into the right loan program for their specific needs. This process involves a question and answer session that gets into their credit history, employment situation, and available funds for cash to close.
What advice would you give new or first time home buyers?
First time Millennial homebuyers need to know that you do not need 20% down to get a mortgage and perfect credit scores. There are lots of programs that provide as low as 0 down and are designed to get first time homebuyers into their first home.
What are the top 3 misconceptions people have about the home loan process?
There are a lot of misconceptions about the home loan process but I would say the top three are: 1. You have to wait seven years from a foreclosure and/or bankruptcy to get approved for a mortgage. In reality and depending on the situation the wait can be as little as 2 years. 2. You have to have almost perfect credit to get a mortgage. Credit scores as low as 620 can get you qualified for government programs like FHA as long as all the other factors that go with getting a mortgage are in place. 3. You have to have 20% down to get a mortgage. Again, another huge misconception. In fact, the majority of mortgages written today are for much less down.
What provides you with the most satisfaction in your job as a Loan Officer?
Helping people who have been through tough economic situations get a mortgage gives me the most satisfaction as a loan officer. Seeing that smile on their face after closing is priceless!
What do you enjoy doing most in your spare time when you are not helping people with their home loans?
My spare time is spent in the outdoors as much as possible. Hunting and fishing throughout the Midwest and West are a passion of mine and I especially enjoy these activities with my family members.
Tell us something that makes you unique or something wacky, yet interesting about you?
Most people don't know that I play the piano by ear and really enjoy banging out songs that I have heard or just playing my Holiday repertoire of Christmas favorites for anyone I can get to listen in!
