How long have you been in the mortgage business and what inspired you to get into it?
I have been in the Mortgage Industry for 15 years. I was inspired to get in the business from a friend that thought I would make a great match with my upbeat personality and attention to detail.
Who is your typical customer and what questions do they typically have?
I work with clients in all age ranges from young couples to seasoned professionals who are looking for mortgage planning.
What specific steps do you use to help your customers find the best home loan for them?
I usually start by asking them many questions on their personal situation to figure out what is most important to them. I start by asking many questions about their main needs, how long they plan to stay in the property or how long have they lived in the property. I also track the bond market and explain to them how rates change on a daily basis and I how I can use this to help them obtain the best interest rate from the time they apply to the time they close on their loan.
How long have you been in the mortgage business? What awards have you won?
I have been in the business for 15 years. I have not won any awards per say but I have increased my business in the last three years. I usually increase my production about 25 to 30 percent in the last four years. I plan on this growth to continue with Guaranteed Rate.
What are the pros and cons of a fixed rate mortgage versus an adjustable rate mortgage (ARM)?
The pros of a fixed-rate mortgage is that the rate is never going to change in 30 years. For those that like to have certainty, this is great loan. However, statistics have shown that most mortgages usually don’t last longer than nine years. The likelihood of you staying in a loan longer than five years is usually less than 75 percent so an adjustable rate mortgage can be a good option if the rate is much lower and the term is longer like a five or seven year term.
Tell us about a specific challenging borrowing situation and how you got the mortgage closed and funded.
I just had a client that was denied by several lenders she spoke with. She was recently divorced. She only had one month of her child support and maintenance payment. I was able to research the guidelines and get her done with a copy of her divorce decree and one months payment only. I believe presentation is everything in the mortgage industry. The more details you can provide can provide a different result.
What advice would you give new or first time home buyers?
Work with a professional who answers your questions in a manner that will leave you with no doubt that you are working with the right professional. This involves laser focus on your needs and they will answer every questions with great detail.
How has the mortgage industry changed since you started, and what would you expect in the future?
The mortgage industry has changed in a way that we all have the same access to most of the same products. The true difference is how those products are delivered. Most companies do not understand the importance of meeting a closing date. At Guaranteed Rate with the digital mortgage and the ultra-attention to detail in the entire process, it helps guarantee not only a good experience but also a great rate.
What part of the home loan process do customers find most difficult and how do you help them through it?
Understanding the process of the paperwork we require. I help them through this by giving them very detailed instructions and also being available by phone and email anytime they need me for any questions.
What 2 or 3 mobile apps would you recommend for home buyers or house hunters, and why? What Smart Apps do you recommend your customers use for the house hunting process?
The Guaranteed Rate Mobile App. They are able to calculate mortgage payments and also contact their mortgage professional very easily.
Are you active in any local associations or community groups, and at what level? What goals and/or success have you helped these groups achieve?
Relaying ALL information that you think the loan officer should know. Many times we can help in counseling the right way of working within the guidelines before a mistake is made.
What provides you with the most satisfaction in your job as a Loan Officer?
What provides me the most satisfaction is when I am providing the Mortgage Origination service to highest level possible. This can mean working on a previously denied loan from another lender and restructuring it so the client is able to purchase or working on client that is qualified and providing them the best advice that give them the best terms for their specific scenario.
Tell us something that makes you unique or something wacky, yet interesting about you?
