How long have you been in the mortgage business and what inspired you to get into it?
27 years. I wanted to be involved an industry that can provide a need and service to people while helping them accomplish their dreams
Who is your typical customer and what questions do they typically have?
Consumer looking to purchase a home or refinance to save money
What specific steps do you use to help your customers find the best home loan for them?
Consult with them to understand their financial situation and goals Educate them on all the programs available and the costs involved so that they can make the right decision. Set expectations and explain the entire home purchasing process

Tell us about a specific challenging borrowing situation and how you got the mortgage closed and funded.
A customer came to me after having their initial pre-approval declined by a credit union and then by a big bank due to their income and debts. I sat down face to face with the customer and made sure they brought all their documents so I can fully analyze their situation. I noticed mistakes on their credit report and took the time to understand their income and realized their income was not being calculated properly. I was able to get them a mortgage on the house they wanted at a low rate interest.
What advice would you give new or first time home buyers?
Make sure they sit down with a mortgage professional before they go out to look at houses. It is important for them to understand what their potential mortgage payment will be and the costs involved to purchase a home.
Tell us about a mortgage product that consumers may not be aware of?
3% down payment HomeReady or Home Possible loan with a reduced mortgage insurance payment. Most people think they need a 20% down payment or must take an FHA loan if they have a small down payment
How has the mortgage industry changed since you started, and what would you expect in the future?
The industry has become much more regulated we finally have rules and laws to protect consumers. Mortgage licensing and education classes are now required which has weeded out all the people who never had the consumers best interest at heart and were not true mortgage professionals.
What part of the home loan process do customers find most difficult and how do you help them through it?
I would not say difficult because the process is simple, but they get frustrated when they are asked to explain inquiries, old late payments or additional addresses that appear on the credit. I set the proper expectations with them when we first meet so it does not come as a surprise and explain why it necessary.
What are the top 3 misconceptions people have about the home loan process?
That is takes a long time to get a mortgage approval, that you need credit scores over 700 to qualify and that a 20% down payment is needed
What resources could you recommend that borrowers use to learn more about the mortgage process and how to ensure a successful home closing?
Speak to an experienced loan officer and be honest about your income, assets and credit so that we can guide you through the process
What can borrowers do to insure a smooth mortgage underwriting process?
Gather all their income documents and bank statements prior to applying for the loan. Do not open any new credit cards or make any big purchase on credit. Do not make any cash deposits into your bank account

I grew up on Long Island in Commack and attended college at the State University of New York, College at Brockport. I am married with 2 beautiful daughters
What provides you with the most satisfaction in your job as a Loan Officer?
Seeing the excitement of a new homeowner at the closing and receiving a thank you for helping them get the house of their dreams
What do you enjoy doing most in your spare time when you are not helping people with their home loans?
Spending time with my family, traveling, music and watching sports. #LetsGoMets
