What specific steps do you use to help your customers find the best home loan for them?
One of the first few questions I ask my clients are, "What are your goals?" and "What is your comfortable, monthly budget?". Rather than trying to qualify someone for the maximum loan and purchase, I work to customize a plan around their comfort zone. If they qualify for more, then they can decide to increase their price range as they are out working with their Realtor during the house hunt. During the interview process, I ask specific, in depth questions to ensure I fully understand the client's situation and can find the best loan program that helps them reach their goals and ensures success!
Tell us about a mortgage product that consumers may not be aware of?
Many people assume they need 20% down payment in order to get a loan. That's simply not the case. For entry level buyers we have loan programs with as little as 1% down payment (0 down for veterans) and for Jumbo clients 10% down payment with no mortgage insurance could be a great option. The key is to take the time up front to counsel the client and review their documentation up front to ensure the right loan product is selected and the file is packaged for a successful approval!
What are the top 3 misconceptions people have about the home loan process?
1) VA loans take too long and it's impossible to get an offer accepted...... Not true! We can close a VA loan quickly. Structuring the loan with lender credits makes it easier on both the buyer and seller! By reaching out to the listing agent and explaining the misconceptions that are out there, often Sellers find that a VA offer can be stronger than a conventional.
2) Jumbo loans are only for the most savvy clients with 20% down payment.... With increasing prices, many homes will be in the Jumbo price range. With good credit scores (not perfect), savings and as little as 10% down payment, we offer many Jumbo options that could be right for the move up or even a first time home buyer.
3) The paperwork and loan processing timelines are very stressful, time consuming and not worth the hassle.... Purchases and refinances are often closed in 21-30 days!
What do you enjoy doing most in your spare time when you are not helping people with their home loans?
When I'm not helping clients, I enjoy spending time with my family. Boating, movies and amusement parks are some of our favorite activities, but often just hanging out and cracking jokes around the dinner table is the best part. Everyone is happier after they have food in their bellies. ;)
Tell us something that makes you unique or something wacky, yet interesting about you?
Most people don't know I have 3 adopted children and that I'm a grandma! Each member of the family was brought together in a unique and special way. I guess, in a weird way, I enjoy chaos! I love roller coasters and singing in the worship band in church (cause I enjoy peace too). Watching my friends and family laugh and have fun is the real entertainment for me.
