I have been in the mortgage industry for 10 years and love being a part in peoples home buying process or helping them with a strategic mortgage plan to eliminate debt and save money through refinancing.
Who is your typical customer and what questions do they typically have?
My customer base ranges from the first time home buyers to the experienced. I work tirelessly to provide the best service to all my clients. Many of the questions I hear relate to the various mortgage programs available. This is where my years of expertise come into play. Being able to learn as much about my client and their financial goals allows me to be confident they will be placed in the mortgage program which suits them best.
What specific steps do you use to help your customers find the best home loan for them?
Here is what you can expect while working with me. After the application has been completed, we will hold an application review call where we will dive deeper into your application to make sure it is filled out as accurately as possible to avoid delays down the road. From there I will provide the various loan options available to you and we will also use this time to ensure your loan is structured exactly the way you want.
When it comes time to choosing a rate you will be provided with up to 5 interest rate options with detailed information on closing costs, pre-paid items, and any other charges involved. You will get to choose the rate based on your personal goals and needs. You will experience complete transparency throughout the process.
While your file is in process, my team and I will work diligently to ensure all deadlines are not only met but exceeded. We will be in constant communication throughout the entire transaction so you are always aware of the status of your file.
Prior to closing, you will receive the closing disclosure which you and I will review in detail to ensure you full understand everything prior to showing up for the closing. I will be in attendance at your closing whenever possible to answer any questions you may have. If I am not able to attend, I will make sure I am accessible via phone.

How long have you been in the mortgage business? What awards have you won?
I have been a top producer in many companies and I attribute that directly to really caring about my clients. Many of my clients have become long time friends and I always look forward to meeting new people and building more long term relationships.
What are the pros and cons of a fixed rate mortgage versus an adjustable rate mortgage (ARM)?
Each program is designed for a different purpose. The benefit for a fixed rate mortgage is the ability to provide long term stability with your mortgage. This allows you to budget easily for your mortgage payment knowing the interest rate will never change. This type of mortgage is typically utilized when the home owner anticipates being in the home long term. Since the interest rate on ARM mortgages can adjust after a predetermined initial fixed period, the initial interest rate tends to be lower than a fixed rate mortgage. If the home owner anticipates only being in the home for a period of time less than the initial fixed period (a starter home for a first time home buyer for example), then this program fits very well.
Tell us about a specific challenging borrowing situation and how you got the mortgage closed and funded.
A borrower went to their bank and explained they had written an offer on a home and it was set to close in 45 days. 2 weeks prior to closing the big bank informed them they would not be able to meet the closing date. I got the call and got right to work. With my experience in collecting all the right documents up front I was able to build a complete file, submit it and through continuous follow up was able to get the file closed on time and save the house for the client since there was a secondary offer on the table.
What advice would you give new or first time home buyers?
I always suggest to first time home buyers to base how much house they want to buy on how much they want to spend each month instead of what they qualify for. Many first time home buyers go into the process asking the lender how much they can afford. Many times that amount is more than the couple would like to spend, so instead I have them tell me what their budget is for housing expenses including taxes and insurance and then work the file backwards from there.
Tell us about a mortgage product that consumers may not be aware of?
FHA 203b. This is a great program which allows clients to purchase a home and have many repairs and cosmetic upgrades built into the loan. It is a great program and I feel very underutilized.
How has the mortgage industry changed since you started, and what would you expect in the future?
The mortgage industry has changed drastically since the housing market crash which occurred between 2008 and 2009. The guidelines and requirements on loan programs prior to the crash were much less restrictive than today. Add to that, the massive increase in federal and state oversight and you can see why todayýs mortgage industry is vastly different. The items above have caused many companies to struggle with efficiency and effectiveness.
For this reason, it is very important you choose a professional loan officer from a reputable company. Ones who operate with integrity and honesty. Ones with a high level of technology and have a platform in place to ensure not only a smooth, pleasurable process for you, but have the capability to meet all important deadlines.

What part of the home loan process do customers find most difficult and how do you help them through it?
I think it is difficult for customers to understand the various products, the pro’s and con’s of each and figure out what the best program for their needs are. I help them through this process by explain each loan option, the good and bad parts in relation to their goals and help them make an informed decision.
What are the top 3 misconceptions people have about the home loan process?
First, I think they are still under the impression that credit is difficult to obtain. A good loan officer will know what to get up front so the file runs smoothly through the process. Second, I feel customers think they are better off going to their local bank to get a loan. I don’t think they understand that when you apply at a local bank, you have to fit into those banks guidelines and if you don’t the bank doesn’t have any other options for you. When the customers deal with a mortgage banker how has access to multiple investors, then it is much easier to find a product which matches their needs. Third, I feel customers feel the mortgage process is a lengthy one. When a loan officer is experienced and understands what needs to be collected up front, then the process can be quite smooth.
What 2 or 3 mobile apps would you recommend for home buyers or house hunters, and why? What Smart Apps do you recommend your customers use for the house hunting process?
Smart Apps do you recommend your customers use for the house hunting process? Realtor.com and Zillow.com are two great apps to research homes. When customers are on the road and drive by a home they may be interested in these two apps can get them detailed information and pictures.
What resources could you recommend that borrowers use to learn more about the mortgage process and how to ensure a successful home closing?
HUD.com has some valuable resources as well as Guaranteedrate.com. Mortgage calculators can help customers understand the monthly cost of buying a home.
What can borrowers do to insure a smooth mortgage underwriting process?
The mortgage underwriting process can be a very stressful and painful experience, but it can also be a very pleasurable one. Many factors help determine how a transaction goes but one the most important factor is the experience level of the loan officer.
An experienced loan officer will be able to look at a file, know the guidelines of the loan program and understand what documents will be needed from underwriting. Getting all the documents needed prior to underwriting is the easiest way to have a great experience during the underwriting process. If the correct documents are not obtained prior to submitting to underwriting, the underwriter will review the file and request those documents or suspend the file.
Being asked for document after document can become very annoying and more importantly, delay your file which could result in a missed deadline.
Be sure you choose an experienced loan officer who understand the guidelines and is able to request all the relevant documents prior to submission. This will be the difference between have a great experience and a stressful one.

I was born in England and moved to the US when I was 5 years old. I was raised in Brookfield, WI, went to Brookfield East high School then went on to UW Milwaukee where I received two bachelor degrees. The first in Finance and the second in Real Estate and Urban Development. I am married to my wife Cat and have two children Elli 7 and Liam 6.
What provides you with the most satisfaction in your job as a Loan Officer?
Simple. I get to help people. Helping someone or a family buy a home or save money with a refinance is a very rewarding feeling and is easily the best part of my job.
What do you enjoy doing most in your spare time when you are not helping people with their home loans?
I am an avid golfer, love to spend time with family and friends. Enjoy the outdoors, hiking, rock climbing, mountain biking, fishing and camping.
Tell us something that makes you unique or something wacky, yet interesting about you?
When not helping people purchase a home or save money with a refinance, I enjoy endurance racing. I have completed an event called GoRuck Tough which is an overnight 13 hour endurance event lead by current or former US Special Forces.
I have a huge respect for our Military and all the people who have served within it. Doing events like these allows me to get a taste of what they do or have done. It also humbles me because I only had to endure it for 13 hours whereas they did that and much more for months.
