About Tom

A California licensed mortgage salesperson since 2002. “My first job is to listen and learn about my client’s needs and financial goals for the property they are financing,” says Banducci.

VA & FHA loans, San Francisco condo conversion financing, Fractional TIC financing, self-employed borrowers – Tom is proficient at understanding the subtle differences between the many lenders we work with at Guaranteed Rate and the importance of being able to place loans for all kinds of borrowers in all types of situations. One thing that separates Tom from other loan consultants is his knowledge of the FICO credit scoring model and his talent in advising clients about improvement in credit scores through correcting inaccurate data on credit reports. “It really feels good to be able to help clients cross the finish line to home ownership,” says Banducci.


Tom has a BA in Communications with a minor in Business and has lived in the Bay Area since 1985. Tom started his first business at 33 and was a central figure for 17 years in San Francisco’s film and video production community. Tom is a member of the California Association of Mortgage Professionals (CAMP) and currently owns residential units in San Francisco.

How long have you been in the mortgage business and what inspired you to get into it?
I'm a professional listener and problem solver who enjoys helping people make it through the maze of real estate financing with a smile on their face since 2002.
Tell us about a mortgage product that consumers may not be aware of?
Low down payment programs for fixed-rate Jumbo mortgages with NO mortgage insurance are a niche that many consumers don't know about. Being able to accommodate a 15% down payment on a purchase of up to $1.76MM is a huge advantage for the well-qualified customer who may not want to liquidate all their stocks, mutual funds or RSU's for the typical 20%-25% down payment in this price rage.
What can borrowers do to insure a smooth mortgage underwriting process?
Keep communications open with your loan officer on any changes you are thinking of making regarding how you manage your credit and bank accounts. Never close any revolving credit accounts as that one action will negatively affect 45% of what the FICO score model uses to give a person their credit scores. In addition, most lenders want to see that you have at least 3-4 trade lines that are active for 24 months. Next, don't move money around between accounts without checking in with your lender. We have to track every penny coming into a transaction and multiple transfers and/or deposits can make the process tedious for all involved.
What do you enjoy doing most in your spare time when you are not helping people with their home loans?
I love cooking for family and friends. I also enjoy playing guitar and frequent blues Jams and other music events around San Francisco and the Bay Area.
Tell us something that makes you unique or something wacky, yet interesting about you?
I love getting a deal done that other lenders could not find a way to do. I also realized a long time ago that not many people have a sense of humor when it comes to money and what we do. I like to think of myself as a "Loan Therapist" to tie the two issues together ;-)
