My typical customer is someone interested in buying a second home. My customers generally ask how much money they need to put down. I can point them in the right direction for the perfect product to meet their financial goals.
What are the pros and cons of a fixed rate mortgage versus an adjustable rate mortgage (ARM)?
While many people are a little scared of an adjustable rate mortgage, I really like to offer them as an option. Most people don't stay in their homes for 30 years anymore. If the borrower knows they will be moving in 5-10 years, an ARM may be a great choice. The rates are lower and are actually "fixed" for the term that the borrower chooses. We can do 3 year ARMS, 5 year ARMS, 7 year ARMS, and 10 year ARMS.

Borrowers can help ensure a smooth mortgage underwriting process by providing clean bank statements, refraining from opening new lines of credit during the process, and by providing any requested documents as soon as possible.
