What specific steps do you use to help your customers find the best home loan for them?
There are many different types of customers I work with daily. Each one of them is unique, as each of their needs and previous experience vary. Some are seasoned pros, while others are buying their first house straight out of school. A lot has changed with programs and the way the loan is approved. After we lay some ground work, and discuss the basics, the next steps would be to tailor a loan that best fits that customer’s needs. I am not a mind reader, and do not pretend to be. I am not here to sell a specific program. I am here to educate and guide customers on potential options. This relationship has to have open lines of communication so we can achieve our customer’s goal. If we have assessed the needs accurately, you have a happy customer.
How long have you been in the mortgage business? What awards have you won?
I have been in the mortgage business since 2006. Over time, I have won a President Club trip, and am continually recognized as a top performer across the country.
What are the pros and cons of a fixed rate mortgage versus an adjustable rate mortgage (ARM)?
Many customers tense up, or feel insecure when I discuss an ARM. Granted this program is not for everyone. An ARM is best for someone that plans on living in the house for a limited amount of time, or plans on refinancing in so many years. An ARM is like a 30 year fixed rate in that the payments are still based on a 30 year note. The difference is that you get a reduced rate/payment compared to the 30 year fixed. The time it is reduced is completely up to the customer’s need. ARM loans can be fixed for 3, 5, 7, 10, and even 15 years. Why pay a higher rate on a loan you do not plan on having for 30 years? Again, everyone has different needs, and you may or may not be one of these customers.
What advice would you give new or first time home buyers?
The best advice I can say to a first time home buyer is to relax. We are here to guide you and hold your hand throughout the process. The first few days are probably the most intense as we are trying to compile as much information as possible to get you approved. Once you get through those first couple of days, there is a team of people behind you making sure you get into the house of your dreams!
What can borrowers do to insure a smooth mortgage underwriting process?
Between all the constant media attention focused on mortgages, followed by misconceptions of those close to you, it is difficult in the beginning to feel confident. What I do is give facts about you and your situation. The more information I have, or at the very least, honest communication, I will make sure to prevent hold ups or smooth out the rough edges that would have made the process a bumpy ride. In addition to providing clear/accurate information to me, make sure that you have gathered all supporting documents so underwriting has a clear picture/understanding of your situation to tie it all together.
What do you enjoy doing most in your spare time when you are not helping people with their home loans?
When I am not helping others, there are many activities I like. I frequently go to the gym in the morning. Wednesday is my bowling league night. When it is nice outside, I will play a quick round of golf. Most of all, I enjoy spending time with my wife and our two children. There's nothing like a movie night with the family.
