Many things go into finding your customer the best loan. Knowing how long they are planning on staying in their home to when they plan to retire plays a role in what mortgage product we collectively select for them to use while living in that home or retaining the investment home. One couple was far behind in their retirement goals and with both having access to 401k retirement plans at work, we collectively decided to not only refinance the house, but they decided they wanted to fully fund their 401k plans for the year. This did two things for them. Reduced their income taxes for the year AND lowered their house payment at the same time.
What advice would you give new or first time home buyers?
If you are a first time home buyer, spend some time online. There are a lot of Federal and State sponsored websites that have really good NUETRAL information that are not pitching any products. Pick up a Mortgages for Dummies book or any of the "for Dummies" books regarding real estate. Then, go sit through a first time home buyer class, even if it is not required for your particular loan. Many of the 5 hour classes that are required for the State Bond program are put on by local lending and real estate professionals and they are full of good information.
What can borrowers do to insure a smooth mortgage underwriting process?
In order to have a smooth real estate transaction, borrowers need to understand that the lending process is all about presenting to the underwriter(s) that you have the CAPACITY, CREDIT, and CHARACTER along with having adequate Collateral (asset). This means having a complete file including Tax Returns with ALL Pages, W-2 Wage Statements, 60 days worth of bank statements with Explanations for any Large Deposit not connected with payroll and ALL PAGES. If a borrower submits only partial materials, the underwriter has no choice but to issue conditions for more information. You are trying to convince them that you are a good risk in order for them to give you a lot of money to buy your home.
What do you enjoy doing most in your spare time when you are not helping people with their home loans?
Part of my passion in life is working with homeless animals. Specifically I have a heart for homeless dogs. I have a rescue dog myself and when possible, encourage others to participate in the humane society adoption program rather than buying from pet stores.
Tell us something that makes you unique or something wacky, yet interesting about you?
Along with being a mortgage advisor, I also scuba dive, learning to fly small airplanes and really like mash potatoes and stuffing with gravy (hmmmmm).
